Contrary to popular belief, there is a way to make your real estate taxes go down.  It's called the Homestead Exemptionand it's available to homeowners for their principal residence.

(Hopefully, you are already taking advantage of this discount but it is definitely worth the 15 seconds it takes to double check.)

Step 1.  Visit the Champaign County Assessors website

Step 2.  Search for your Property

Step 3.  Check the "Exemptions" section for the "Owner Occupied" exemption.
If the exemption is in place you'll see a Granted Amount of $6,000

If you live in the property as your principal residence and you do not see an exemption you need to complete THIS FORMand get it to the Assessors Office ASAP.

With tax rates ranging from 7.5% to 11% that could mean $450 to $660 off your tax bill each year.   Oh yeah, I forgot to mention this exemption carries forward as long as you live in the home!

Call or e-mail us if you have any questions! We hope you take advantage of this money-saving opportunity!
