
Currently, one of the biggest challenges we are seeing is a low inventory of homes that fit our buyer's specific needs. Champaign County currently has a 4.1 month supply of homes and I'd expect this to get even tighter as we move through Spring. A balanced market has 5-6 months of supply so we are clearly in favor of the sellers so far this year.
New listings in March were lower than last year's by almost 9% (322 new listings this past month vs 352 in 2018.) That number will continue to increase but the demand from buyers should match it. If that is the case, home-buyers will have a very competitive market this year; but low interest rates and solid home values will definitely make it worth it!
